SPECIFIC CONTRACT JOB RESPONSIBILITIES 70%
1. Work to ensure contracts are cost efficient at all levels, such as labor costs, purchasing of supplies/products, and in scheduling. Complete P & L reports for each contract to manage expenses to insure profitability of contracts
2. Maintain data base for contract management and make supplies/equipment recommendations through Purchase Requisitions form too ensure there is sufficient inventory of supplies for contract performance.
3. Aid supervisors in developing and scheduling special work projects for such work as; stripping & waxing hard floors, shampooing of carpets, window washing, pressure washing, etc.
4. Make hiring recommendations and make field visits to ensure all subordinate staff is properly trained in Health Based Cleaning in such areas as, flat mopping, team cleaning and proper tool usage,etc.
5. Work with subordinate personnel to resolve contractual work efficiency issues to reduce client complaints.
6. Responsible for monitoring contracts to ensure employee schedules are cost efficient to reduce inefficiency
7. Ensure janitorial is properly trained to perform on the job. And perform re-trainings as needed.
8. Ensure staff is using T-Sheets daily to report work hours
9. Track/monitor hiring dates and ensure job performance reviews are being done in a timely manner
10. Complete Quality Assurance Reports by vising each service site at least once a month to ensure contract measures are being met
11. Perform annual Job Performance reviews for subordinate staff.
ADMINISTRATIVE RESPONSIBILITIES 30%
1. Provide administrative assistance to senior staff in managing janitorial contract finances.
2.Assist senior staff in developing efficiencies in workflow & processes to improve janitorial staff work productivity.
3. Recommend improvements in operational systems to promote cost efficiency and effectiveness
4. Handle all requests from management in an immediate and professional manner to include the handling of complaints quickly, thoroughly, and effectively.

Pay: Up to $41,135.00 per year

Education:
- High school or equivalent (Preferred)
Experience:
- Janitorial: 5 years (Required)
- Flooring Restoration & Cleaning Technicians: 5 years (Required)
- Management: 3 years (Required)
Language:
- English, Spanish, Creole (Preferred)
License/Certification:
- Hazardous Waste Operations & Emergency Response Training (Preferred)
- OSHA 30 (Preferred)
