303 Unit Residential Highrise Condominium seeking SEIU trained Class A Janitor. Job requires candidate to have completed or started the SEIU Class A Janitor Certification Program. Shift is Sunday 6:00 a.m. - 2:30 p.m., Monday 8:00 a.m. – 4:30 p.m., Tuesday and Wednesday 2:00 p.m. – 10:30 pm., Thursday 8:00 a.m. – 4:30 p.m.

Job Title

Class “A” Maintenance/Janitor – Full time (40 hours per week)

Essential Duties and Responsibilities

Under the direct supervision and direction of the Building Engineer, Assist the Building Engineer with the following maintenance responsibilities:

· Knowledge of operations of building equipment. Ensure the performance of equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.

· Perform housekeeping functions to maintain the professional appearance of all common areas, engineering spaces and equipment.

· Maintain the exterior appearance, lighting, and structure.

· Maintain the building lighting system, including element and ballast repairs or replacements.

· Monitor adherence to all applicable rules of the building, by building trades people employed by the Association and by individual residents.

· Perform service and maintenance within residential units as needed, in addition to the maintenance janitor’s duties.

· Perform various tasks as assigned by the Engineer.

· Respond immediately to any emergency situations.

· Meet daily with the Engineer to discuss tools and equipment repair, cleaning or replacement needs as well as planned projects for the day and in the immediate future.

· Relieve doorman for breaks per the direction of the Head Engineer or the Management Office.

Education and/or Experience

Mathematical Skills

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
