ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, but are not limited to:
- Day porters shall be assigned to perform the following services and any additional chores as directed by the building management. Provides day time touch-up cleaning in high visibility and/or high traffic areas.
- Inspect entire areas, plaza and sidewalks, including sidewalk around garage.
- Inspect and maintain elevator cabs, including floors as required. If carpeted, floors of elevator cabs to be vacuumed and spots removed as required.
- Inspect men's and lady's restrooms on all floors, at a minimum of two times per day, morning and afternoon.
- Contractor to furnish material and matrons to fill toilet tissue, paper towel, toilet seat covers, and feminine hygiene dispensers.
- Observes and informs supervisor of any mechanical and/or electrical malfunctions of such items as locks, door knobs and stops, fight bulbs, and fixtures; makes notes on any item(s) broken or otherwise damaged prior to and during his/her presence in the area.
- Observes and makes notes on floor, wall, carpet and baseboard conditions requiring specialized effort for their correction.
- Check and fill as necessary paper towels, toilet tissue, seat covers and soap dispensers; materials to be furnished by Contractor.
- Engineering and janitorial office areas on all levels to be cleaned to include corridors, utility rooms, locker rooms, showers, and storage areas to so they are kept in a clean condition at all times.
- Set out rain mats on rainy days; keep in clean condition.
- Keep entrance door glass and frames in clean condition.
- Properly maintain exterior of the building from ground level, including canopy trim and underside of canopies, storefronts, and other applicable areas; police all garden areas.
- Clean loading dock areas and garage ramps.
- Remove snow when necessary from all entranceways, sidewalks and plaza areas. Equipment such as snow blowers to be furnished by Owner. Contractor to provide and maintain steam and washing equipment to clean/maintain plaza areas.
- Equipment rooms, fan rooms, another utility room swept, mopped and waxed, as required and directed by Owner.
- Clean exterior of ground floor window glass and glass doors at least once per week.
- Clean tenant areas as required during the day (lobbies, etc.). Performing spot vacuuming as requested by tenant due to spills, etc.
- Dust/damp wipes cabinet tops, venetian blinds, pictures and other wall decor on days and frequencies assigned by his/her immediate Supervisor.
- Respond to cleaning deficiencies from the previous night that cannot wait for night crew to correct.
- Clean spills, water leaks and other cleaning items requiring immediate attention.
- Perform special cleaning of specific tenant suites that cannot have services performed at night due to security regulations.
- Contractor to furnish material and matrons to fill toilet tissue, paper towel, toilet seat covers, and feminine hygiene dispensers.
- Using the proper cleaning solution and cleaning cloths prepared by the Storeroom Aide, dusts, damp wipes and/or spot cleans all horizontal and vertical surfaces including, but not limited to, desks, chairs, filing cabinets, window sills/ledges, book shelves, telephone instruments (headset & handle), walls up to 60 inches from the floor, light switches/plates, and glass table/desk tops, partitions, doors/door inserts, carpet base and mirrors. Exceptions are defined in the special cleaning instructions.
- Sweep and hose the floor under the dumpster each time it is removed by trash contractor, but not less than once per week. All equipment, including steam and washing equipment for cleaning of plaza, loading dock and sidewalks to be provided by Contractor and such equipment to be of a type and manufactured by Owner.
- Empties all trash cans and other waste receptacles into refuse collection bag(s) in accordance with the source separation program; damp wipes trash cans and other waste receptacles; when required places/replaces plastic receptacle liners; polices floor for items of value and objects too large or heavy to be picked up by vacuum. Places any valuable or useful items found on the floor on the nearest table/desk top.
- Upon completion of cleaning tasks therein, removes cleaning cart with tools, materials and collection bag(s) from the office/suite/area, taking special care to turn off all lights (when the area is unoccupied) and lock all outer access doors. Informs immediate Supervisor of any problems encountered.
- Performs periodic and other routine duties as required or directed by his/her immediate Supervisor.
QUALIFICATIONS
EDUCATION, LICENSE, and/or CERTIFICATION
- High School Diploma, GED or suitable equivalent preferred.
EXPERIENCE and/or KNOWLEDGE
- Proven working experience as a Cleaner.
- Knowledge of cleaning chemicals and supplies.
SKILL and/or ABILITIES
- A janitorial skill is needed in order to keep a building clean and organized. This skill is important because it helps to ensure that the building is presentable and safe for occupants.
- Cleaning is the process of removing dirt, dust, and other debris from surfaces. This can be done using a variety of methods, including sweeping, mopping, vacuuming, and more.
- Vacuuming is a necessary skill for janitors because it helps to keep the floors clean and free of dirt and debris. Vacuuming also helps to remove any dust that may have settled on the floor, making it easier to sweep and mop.
- A janitorial skill for restroom maintenance is needed in order to keep restrooms clean, fresh and stocked with supplies. This skill is important for the health and safety of employees, customers and visitors.
