Job Summary
The Facilities Technician III, Exterior Cleaning, is a maintenance-focused position on the Facilities Team, whose primary responsibility is the exterior cleaning of residential and support structures on a private estate. As directed by the Facilities Supervisor, General Maintenance, and working in conjunction with other Facilities team members, the Technician will support a dedicated maintenance scope including but not limited to the cleaning and maintenance of exterior glass, screens, siding, decking, walkways, concrete and all associated surfaces. The Technician will work to maintain building exteriors at the highest levels of condition, while always ensuring worksite safety and quality completion of work.
Essential Duties and Responsibilities
- Property inspections and walk-throughs (5%)
- Exterior cleaning/maintenance and related tasks (90%)
- Inventory and supply management (5%)
Responsibilities and Duties
- Performance of daily walk-throughs of building exteriors
- Performance of exterior cleaning, including glass (windows and doors), screens, siding, decking, stone walkways, concrete and all associated exterior surfaces
- Maintenance of exterior cleaning tools, equipment and supplies, including but not limited to water filtration systems, pressure washers and associated accessories, cleaning tools, hoses, reels, brushes and all cleaning supplies
- Interior cleaning as needed (interior glass, screens, jalousies)
- Support of vendor preventative maintenance services as directed
- Maintenance of inspection/service logs, equipment and supply inventories
- Maintenance, cleaning and organization of all related utility and shop areas, tools, equipment, materials and supplies
- Performance of related duties as assigned
Job Skills and Qualifications
- Very strong knowledge of exterior building/property cleaning procedures and protocols
- Deep understanding of exterior building/property surfaces and finishes
- Minimum of two (3) years of employment history in a similar role, with experience on luxury properties strongly preferred
- Strong knowledge of cleaning products and water chemistry
- Exceptional attention to detail
- Strong diagnostic and mechanical skills
- Experience and aptitude in the use of cleaning tools and equipment
- Excellent analytical and problem-solving skills
- Ability to take direction, execute projects as expected and work with team members
- Ability to lead team members; proven team leadership skills
- Ability to communicate professionally with coworkers, vendors, guests/owners and management
- Ability to read and understand O&M manuals
- Ability to operate and/or work from aerial lifts (spider lifts, scissor lifts)
- Willingness to be trained in all areas in order to develop experience and breadth of knowledge
- Commitment to enforce and comply with health and safety guidelines at all times
- Solid basic math skills
- Good physical condition, stamina and dexterity
- Valid Driver's License
- Reliable vehicle to get to/from work
Education Requirements:
- High School Diploma or equivalent
Physical Demands and Work Conditions
- Bending, stooping, reaching, kneeling, squatting
- Working in cramped spaces, on step-stools, ladders, and on aerial lifts
- Pushing, pulling, lifting up to 50 pounds
- Working outdoors with or without wet, dusty or windy weather conditions
- Working in noisy pump-room environments
- Working with cleaning products and/or chemicals, using proper PPE
- Able to drive a side by side "Utility" vehicle (UTV)
- Able to drive a full-size work truck with trailer
