Overview
Responsible for the daily maintenance, security, and upkeep of the property. This includes performing routine equipment and structure maintenance, cleaning, and repairs, managing the housekeeping/cleaning crew, landscaping oversight, and ensuring compliance with rental and safety regulations. The Caretaker acts as the first point of contact forguests regarding any maintenance issues and service concerns. Bilingual is a big plus.
Key Responsibilities
Maintenance, Repairs and Renovations: Keep all equipment in prime working order and structures functioning, attractive, and protected. Address any maintenance issues that arise. Coordinate with owner and contractors for larger projects.
Safety and Security: Ensure that all safety features are functional. Conduct regular inspections to identify potential safety hazards.
Cleaning: Continually keep properties clean and orderly. Oversee work of residence cleaning crew..
Groundskeeping: Oversee the properties’ regular landscaping work, ensuring that outdoor areas are tidy and inviting.
Inventory Management: Monitor the maintenance supplies and tools (to be neatly kept in tool shed). Coordinate with owner the ordering of additional materials and residence supplies as needed.
Record Keeping: Keep accurate records of maintenance tasks, equipment hours, repairs performed, and address any incidents on the property.
Tenant Communication: Serve as liaison between tenants and owner, while addressing tenant inquiries and concerns promptly.
Desired Qualifications and Skills
Education: An educational background in property maintenance, hospitality, or a related field would be helpful.
Experience: Previous experience in property maintenance, skilled work, or a similar role is advantageous.
Skills:
Some experience with mechanical work and operation of boat and generator engines, bobcat, and appliances needed. Basic carpentry, electrical, plumbing, communications equipment skills needed.
Familiarity with boating operations and related repairs and maintenance.
Organizational and time-management abilities.
Physical fitness to perform normal labor and lifting.
Attention to detail and problem-solving skills.
Valid driver’s license and reliable transportation
Additional Considerations
The Caretaker will be responsible for managing vendor relationships for specialized services such as pest control, A/C repairs, cleaning crew, etc. This role is vital for maintaining the properties’ value and ensuring a pleasant living environment for guests, making it essential to find a reliable and diligent individual for this position. Regular weekday hours, but flexibility is required, including availability for emergency repairs and guest check-ins. References required. Bilingual would be a big plus.
