Porter Technician-Commercial Property
Blown Away is looking for an experienced commercial property -porter technician to be responsible for the property cleanliness and maintenance concerns of commercial use properties. Experience required in property management services.
Must be able to drive manual transmission truck.
The main objectives of the job is garbage collection and support functions for parking lot sweeping services.
Specific job duties are set out to be accomplished in order to ensure that the appearance of properties are exceptionally maintained. Properties are to be managed at set standards with results subject to frequent inspections and reporting.
Porter Technicians operate company vehicles to manage routes containing scheduled stops of assigned client properties in the central Florida market.
Must be able to drive a manual transmission truck.
Minimum Driver License Requirements:
- · Over the age of 21.
- · Driver License from states inside the Continental United States only.
- · Driver License held for a minimum of 3 consecutive years.
Individual must have a valid continental United States Driver License that can demonstrate and produce an acceptable 3 year driving history report. Driving record is subject to periodic review.
A Motor Vehicle Records Review Authorization Form will be provided. This MVAR form needs to be signed and returned for a review to be processed.
· Drivers must not have more than two violations or at-fault accidents in the last 3 years.
· Drivers must have NO DUI, Reckless Driving or other Type A violations in the last 3 years.
Passing the driver license review with an acceptable MVR report is the first step toward consideration for this position.
Candidates must be able to demonstrate knowledge and experience with technical understanding of commercial use property management service needs and be able to initiate and implement the necessary procedures to conduct the required action and tasks demanded.
3 years of progressively responsible experience in property management services preferred.
Primary Job duties will include:
- Manage all refuse patterns found on commercial use properties.
- Primary focus concerns : Walkway receptacle management, Property grounds litter control, Dumpster enclosure refuse management. Curb appeal enhancement actions.
- Service to walkway trash receptacles, changing the can liner and removing refuse from the receptacle, wiping down the side and top lid of the can, then managing the refuse to dumpsters.
- Clearing litter and unsightly debris on the property including walkway areas, parking lots, entrances, landscaping islands, docks, curb areas, hedge and fence lines. Tools and other needed gear to accomplish tasks are provided.
- Cleaning up around dumpster areas, report on issues and attention needed in refuse handling.
- Identifying the need for and conducting the procedure to clear cob webs from overhangs, under-canopy ceilings, light fixtures, window and door frames.
- Wiping window ledges and door frames, mail boxes, benches.
- Maintaining appearance of vacant spaces. This would include skillful window washing and light janitorial duties.
- Possessing a functional knowledge of electrical equipment such as breaker boxes, outlets, and fixtures.
- Possessing a functional knowledge of plumbing such as sinks, toilets, drains, valves, irrigation supply and heads,
- Possessing the knowledge to repair or replace ceiling tiles in the interior spaces of buildings.
- Assist with managing parking lot signs, leasing signs, property management signs. Be knowledgeable in the care and repair of traffic directional signs and sign posts.
- Possessing a functional knowledge of asphalt and concrete issues, such as car stops, curbs, sidewalks, pot holes, and cavitation development. Be able to conduct a spot pot hole repair.
- Possessing the knowledge to be able to identify and report any maintenance issue of a property. This would include exterior building, landscape, lot maintenance, enclosures, perimeter barriers, and signs,
- Submitting daily property reports. Be able to identify and report damage and other concerns related to safety, sanitation, appearance, and overall service to properties and its management.
- Being reliable and take responsibility for the demands of the job. Set work schedules will routinely include work on weekends and holidays

- Having and maintaining a functional “Smart Phone” to utilize for specified job purposes required. Possess a functional knowledge of the phone to utilize photo, email, and text features skillfully.

- Be familiar with use of common tools such as shovels, post hole diggers, grinders, saws, drills, hammers, mechanical hand tools, backpack blowers, extension poles, duster brushes, pickers. tape measures, and levels
- Demonstrate knowledgeable janitorial skills.
- Be familiar with solving common cleaning problems and have experience with common cleaning chemicals and procedures using mops, brooms. dustpans, and rags.
- Be able to work outside in varying weather conditions performing labor demanding tasks.
- Be trainable and open to taking specific direction as needed for implementing company procedures and fulfilling client requirements

Blown Away offers services in pressure washing, power blowing and power sweeping, porter grounds keeping, asphalt and concrete repair, sealcoating, paving and striping. Blown Away specializes in servicing the commercial property industry, specifically office buildings, shopping retail centers, and industrial space.
