FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
POSITION SCOPE:
Carries out supervisory responsibilities in accordance with FCI Residential’s policies. Responsible for overall maintenance of the property by having a working knowledge of the entire property’s systems and related code requirements, including fire protection, access control systems, grounds, internal structural plans, HVAC, electrical and plumbing. Responsibilities include training maintenance employees; planning, assigning, and overseeing third party work; appraising performances; rewarding and disciplining employees; addressing complaints and resolving resident problems.
DETAILED ROLES & RESPONSIBILITIES:
Supervisory Support
- The ability to provide assistance to any community in the portfolio based on business needs.
- Manages excellent curb appeal by overseeing and assisting the maintenance staff in maintaining amenities, hallways, walkways, and all common areas on a daily basis.
- Participates in selecting and retaining qualified team members, creating a team that works well together.
- Schedules team according to priority of emergency repairs and scheduled move in dates to make apartments ready. Oversees and approves of work performed or advises team of what needs attention.
- Review weekly expenses and budget with Property Manager to maximize revenue by controlling expenses.
- Manage and update make ready status on a daily basis. Make ready dates must be accurate and achieved.
- Manage preventative maintenance programs, oversees capital improvements and maintains warranty information on all appliances etc.
- Conduct quarterly property inspection to ensure compliance with FCI Residential’s standards of quality are met.
- Responsible for keeping clean, orderly and safe workshop and storage areas. Maintain an adequate inventory of parts and supplies.
- Ensure all areas are locked at the end of the day.
- Perform nightly key audit through report from key system.
- Monitors condition of golf carts and ensure employees do not leave unattended with keys in ignition.
- Assesses the level of repair needed on HVAC, appliances, electrical and plumbing systems. If major repairs are needed, recommendations for the hiring of a licensed contractor to perform necessary repairs.
- Responsible for the care, maintenance and inventory of all equipment and supplies owned by the community.
- Recommend maintenance and capital improvements and continually act in a manner such as to maintain and enhance the property’s value.
- Complete required training courses either online or in person meetings. Ensure maintenance team completes required courses timely.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and demeanor at all times personally as well as ensuring the team does as well.
- Ensure that Fair Housing guidelines are being met and understood by maintenance associates.
- Supervise and continually engage and coach all maintenance employees under his/her supervision, to include short morning team meetings, corrective actions, terminations, and recommended promotions.
- Conduct monthly Safety Training to ensure all OSHA standards (waste disposal, hazardous chemical labeling and handling etc.) and company safety policies are understood and practiced by the team ensuring they comply with all state and federal regulations. Maintain required logs and reports. Report any dangerous maintenance situations to the Property Manager.
- Possess thorough knowledge of and ability to exercise judgment and discretion in applying and interpreting policies and procedures while ensuring the maintenance team adheres to them.
- Manage and execute prompt and courteous handling of all resident service requests.
Maintenance Support
- Assist in preparing vacant apartments for new residents.
- Perform general carpentry repairs.
- Check emergency and lighting equipment on a daily basis and replace batteries and bulbs if needed.
- Repair and maintain central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls.
- Maintain, repair or replace air conditioning compressors and equipment such as coils, fans, blowers, controls etc.
- Maintain and repair appliances.
- Maintain and repair electrical panels and protective wiring including all property lighting.
- Maintain and repairs general plumbing.
- Maintains pool areas.

- Flexibility to work longer work hours in order to fulfill job duties including responding to after-hours service emergencies if necessary.

ESSENTIAL EDUCATION REQUIREMENTS
- High School diploma or equivalent is required. College degree is preferred.
- Minimum two years’ experience in residential property management or related field is required.
- English required (bi-lingual a plus).
- HVAC certification.
