Overview
- Clean up all common areas (parking lots, street gutters, landscape beds, islands, pool decks, bathrooms, entrances, stairwells, laundry rooms, elevators, perimeter areas, lake perimeters). Pick up debris such as cans, bottles, trash and individual palm fronds and branches provided they are small enough for janitor to handle. Landscape debris will be placed in a designated area on the property. Janitor will not remove this debris.
- Keep entries clean of debris, clean and polish, if necessary monument wall signs fences free of webs. Sweep or blow leaves from entries, walkways, and tennis courts.
- Keep trash enclosures clean and disinfected. Pick up trash left on the grounds or out of trash containers.
- Clean up Gate Houses and Club Houses. Includes floors, bathrooms, counter tops, sinks, stalls, furniture, windows, provided they can be reached from the ground, etc. General maintenance. Janitor will report to the supervisor any damages that may require repair or replacement.
- Keep barbeques clean and free of coals and debris
- Keep storm drains clear of debris
- Clean up Pool Furniture, water fountains, etc. Includes straightening chairs and tables, wiping down furniture, tables, and reporting any damaged furniture to supervisor.
- Restock of paper supplies, soaps, etc. in bathrooms as needed
- Check Lights and report damages or outages to supervisor. Lights and fixtures to be kept free of webs and bugs. Replace burned out bulbs within reach.
- Help with weed control (small areas as needed), between application by lawn service and / or pest control service.
- Remove vandal mark on small areas. Touch up small areas with paint, as needed.
- Replace ties on windscreens that are down and report to the supervisor damaged windscreens or any other damage on tennis courts, including gates and fence.
- Maintain in clean and debris free manner tot lots, wipe down fixtures and benches. Treat lot for weeds, as necessary between regular landscape services.
- Empty all trash containers throughout the common areas.
- Report any damages and / or vandalism as soon as possible. Rope off areas that may cause injury and cannot be immediately repaired.
- Pressure clean common areas as may be scheduled.
- Small paint projects (touch Up) (Curbs, Parking Stops, Walls)
- Minor repairs of wooden fences
- Minor repairs of street signs
- Repair or replace damaged gate arms provided arms are on site
- Minor sidewalk repairs and minor street potholes.
- Irrigation repairs (as per contract)
- Report any damages and / or vandalism as son as possible.
This is the scope of janitorial with maintenance duties. The time allotted by contract for the personnel will dictate the scope of work that can be performed for the individual association.

Pay: $16.00 per hour
