Maintenance/Assistant Manager – NEW Self Storage facility, Port Charlotte, Florida
We are seeking a Maintenance/Assistant Manager for our brand new “Class A” self-storage facility in Port Charlotte, Florida.
The Maintenance/Assistant Manager is a crucial member of our team. Reporting to the Area and Site Manager, they are responsible for the upkeep and maintenance of a multimillion-dollar facility, as well as acting as an Assistant/Relief Manager during the Site Manager's days off.
The ideal candidate must be an outgoing, enthusiastic, confident, and self-motivated individual with attention to detail who will strive to maintain the facility to the highest standards and provide the best customer experience possible.
We are looking for individuals to join our team with maintenance, sales, customer service, retail, marketing or property management experience.
Day to day operations of the facility & property includes:
- Maintaining property curb appeal – sweeping, removing debris, picking up trash, keeping landscaped areas free of weeds
- Light Maintenance – cleaning out, sweeping, mopping interior/exterior units and hallways; window cleaning, changing light bulbs, emptying trash, etc.
- Equipment - operate and maintain all golf carts, dollies, maintenance equipment and tools including HVAC and emergency response equipment
- Daily facility security and lock check – visually inspecting all units and property for potential breach of security such as unsecured locks, gates, etc.
- Rental of available units to qualified customers by conveying the features and benefits of the facility, identifying their storage needs and providing them with a solution – creating a positive experience for the customer
- Timely collection of rent, accessed fees, past due rent, late and/or lien sale fees
- Selling ancillary merchandise such as locks, boxes and moving supplies
- Handling financial transactions, petty cash, and processing daily bank deposits
- Providing superior customer service by handling all customer inquiries or problems in a timely, professional and courteous manner
- Training programs or seminars – participate as required or requested by Management
Qualifications
- A responsible Team Player with a positive attitude and a willingness to learn
- Ability to multi-task and prioritize without direct supervision
- Education: High School diploma or GED equivalent; college a plus
- Computer literate with working knowledge of basic computer programs (Word, Excel & Outlook); ability to email, scan and attach files
- Must be able to work weekends with a flexible/rotating weekly schedules.
- Able to lift up to 50 lbs.
- Valid Driver’s License and reliable transportation with proof of insurance
- Bi-lingual Spanish a plus!
- Prior experience in self-storage and familiarity with Sitelink operating system is a plus!
