Custodial Supervisor - JOB PURPOSE
Ensure existing facilities are well maintained in a safe manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The Custodial Supervisor I shall:
- Be physically skilled and able to address all types of custodial maintenance issues within the school(s).
- Facilitate and monitor the following areas of custodian maintenance:
General cleaning and deep cleaning, glass and mirrors, floor work (to include carpet, tile, VCT and other hard surfaces), additional items as they arise.
- Manage Third Party Suppliers and Service Providers
- Identify & isolate larger problems, meet with contractors, obtain bids.
- Supervise entire Day and Night Custodial Teams.
- Track and report status of open projects. Provide historical data for analyzing trends.
- Track time, mileage, materials, tools.
- Oversight of special projects, facilitate and troubleshoot ongoing custodial and janitorial issues within schools.
- Monitor and create estimates, schedules, and timelines for new and existing project deliverables.
- Travel within and outside the state as the job dictates.
- Participate, successfully, in the training programs offered to increase the individual’s skill and proficiency related to the assignments.
- Review current developments, literature and technical sources of information related to job responsibility. Follow federal and state laws, as well as company policies.
- Ensure adherence to OSHA, SDS and maximum safety procedures.
- Perform other duties as delegated by Manager of Custodial Operations, Regional Manager, and Facilities Supervisor.
- Responsible for ensuring that each Facility is secure (locked) and security system appropriately activated at the end of each night shift.
- Supervise, manage and/or participate in the setting up and tear down of special events and Facility closing procedures.
- Note: Supervisor I position will be responsible for 1-2 schools or square footage equivalent. Supervisor II will be responsible for 2-6 schools or square footage equivalent. Supervisor III will be responsible for 6 or more schools.

SKILLS AND KNOWLEDGE
- Knowledge of custodial/janitorial trade and facilities maintenance requirements including ability to understand, communicate, manage, and deal effectively with vendors, contractors, and suppliers.
- Supervisory experience in leading work crews and direct oversight of custodial staff. Ability to provide custodial service and facilities maintenance for multiple locations.
- Strong knowledge and experience understanding custodial services (general and deep cleaning, floor work to include carpet, tile and VCT), cleaning chemicals and cleaning equipment. Ability to perform intermediate level mathematical functions and calculations.
- Strong knowledge of proper procedures for cleaning and maintaining resilient tile floors, carpeted floors, VCT floors and terrazzo floors.
- Must be able to read, understand and follow units of measure on product labels.
- Excellent administrative and organizational skills, expert in communication, writing, and documentation abilities.
- Familiarity with OSHA, SDS, state and local building and fire codes, and inspection processes.
- Strong time management & organizational skills and the ability to prioritize wisely.
- Experience as a custodial/custodian supervisor in a school preferred.
- Computer knowledge and experience with all Microsoft Office software, ability to manage online documentation of service requests, utilize time and material tracking programs.
- Excellent attendance record and demonstrated ability to exercise good judgment required.
- Bilingual (English/Spanish speaking) preferred, but not required.
JOB REQUIREMENTS
- Education – minimum high school graduate with continuing education custodian, janitorial or facilities related.
- Experience – A minimum of 7 years of custodian related maintenance and/or facilities maintenance experience.
- Language – Efficient in English skills including writing and speaking.
- Special Qualifications –Must possess the above knowledge, skills, and abilities (Skills and Knowledge).
PHYSICAL DEMANDS
- Exerting up to 50 pounds of force occasionally, and/or up to 75 pounds of force as frequently as needed to move objects.
- Able to walk, stand, climb, kneel, reach, crawl, push, pull and twist the majority of work day.
