Position Description:
The maintenance tech performs routine maintenance of the HOA infrastructure including buildings, pool areas, amenities court areas, signage, other grounds / infrastructure to keep them in a functional, orderly, clean, and attractive condition. Helps staff and residents as necessary per direction of the Community Association Manager.
Major Areas of Responsibility:
On a daily basis:
- checks to insure all entry / exit gates and associated readers / scanners are operational.
- checks Clubhouse, mail kiosks, guardhouse, and pool deck for cleanliness, restores furniture and equipment to position, restocks restroom supplies, empties trash, and observes / documents any areas nearing repair.
- reviews and removes trash from HOA entire property.
- checks amenities courts and pavilion areas and cleans, if required.
- Performs tasks as assigned daily, and those on check list.
- Performs weekly, monthly, quarterly, semi-annual, and annual routine preventative maintenance of HOA infrastructure.
- Performs minor repairs in HOA buildings and common areas (e.g. light fixtures, door hardware, chairs / tables, fencing, storm drain system, small carpentry work).
- Sets up and breaks down furniture and equipment for BOD meetings, communities meetings and for lifestyle activities.
- Cleans and maintains the GYM and notes and issues with equipment.
- Performs routine minor painting, equipment lubrication or adjustment, minor electrical or plumbing repairs.
- Monitors lakes water levels and retention pond operation monthly and reports to CAM.
- Assists with irrigation system operations / repairs when required due to irrigation technician absences / heavy seasonal workload.
- Document missing sprinkler box tops and any other inground boxes.
- Assists Community Association Manager, when requested, in monitoring actions of outside contractors.
- Performs other general maintenance tasks per the Community Association Manager (CAM) direction.
- Responds to after-hours emergency calls as directed by CAM, Board Member, or Leland Management.
Primary Objectives:
- Proactively works to keep the HOA clubhouse, pool area, entrance areas, and amenities areas well maintained, safe, neat, and clean.
- Promptly completes minor repairs seen as needed or reported via workorders.
- Regularly performs routine preventative maintenance, per checklists, and advises of completion / status.
- Responds to requests for various service on email and tablet.
- Required Knowledge, Skills, and Abilities:
- Good verbal communication skills

- Proactive and notices items that need maintenance / repair / cleaning.
- Ability to work well with others including supervisors, co-workers, suppliers, and customers
- Knowledge and experience in minor mechanical repairs including safe use of hand operated power tools
- Ability to neatly perform minor maintenance such as painting, caulking, power washing, drain cleaning, etc.
- Valid Florida Driver's License
- Ability to pass standard drug test
- Ability to complete written work orders, maintenance reports, and maintenance logs.
Education and Experience Required:
- High School diploma or General Educational Development (GED) certificate
- Experience in building maintenance and repair including knowledge of typical non-specialist maintenance / repair of plumbing, electrical, HVAC, mechanical and building infrastructure
Physical Demands:
- Ability to lift items up to 50 pounds, such as tables, chairs, supplies, etc.
- Ability to use ladders, reach overhead, work outside
