BUILDING MAINTENANCE STAFF-HOURLY WAGE NEGOTIABLE UPON EXPERIENCE
JOB DESCRIPTION
NON SMOKING CAMPUS
Duty Hours: Average 8 hours daily
Monday – Saturday, start times vary
License:
A Community Association Manager’s License by the State of Florida under Chapter 468.431 is not required. The Maintenance Person operates under the direction of the Grand Bay Management Team and at the direction of the Board. A Sarasota County Certified Pool Operator’s license is helpful but not required.
Basic Responsibilities:
- Perform duties assigned by the Upper Management and Building Maintenance Supervisor or the office with a work order. Assist the Building Maintenance Supervisor regarding vendors contracted to perform work.
- Assist the Upper Management and Building Maintenance Supervisor with all physical services by onsite staff and outside vendors for all repairs and provisions as specified in the Association’s Preventative Maintenance handbooks.
- Respond with urgency to emergency situations to mitigate damages. In the event of a storm, fire or flood, all staff is expected to participate in response.
- Assist the Building Maintenance Supervisor in verifying that valid worker compensation and liability coverage certificates are on file before engaging a contractor to perform any work on the property.
- Assist the Building Maintenance Supervisor with inspection of all mechanical areas of the building with an emphasis on proper performance of maintenance to assure the success of preventative maintenance programs.
- Assist the Building Maintenance Supervisor with monitoring all maintenance records to assure proper documentation of all maintenance and preventative work accomplished.
- Assist the Building Maintenance Supervisor ensuring the proper scheduling of all required preventative maintenance. Comply with maintenance checklist of daily, weekly or monthly maintenance to be performed.
- Assist the Building Maintenance Supervisor in assuring that all preventative maintenance required is either handled personally with in-house personnel or outside contractors. This will include but is not limited to, air conditioning, heating, pumps, water heaters, air handlers, filters, elevators, etc.
- Inventory supplies and process orders monthly, if necessary, to ensure sufficient supplies to perform all regular cleaning and maintenance tasks.
Insurance:
Promptly report all cases that involve damage or injury to any person to the Management Office.
Report to Management with respect to all accidents or claims for damages brought to its attention relating to the ownership, operation, and maintenance of the Common Property including any damage or destruction thereof. In addition, make such claims and reports as are required by the Insurance Company in connection therewith.
Rule Enforcement:
Report to the Building Maintenance Supervisor and/or Property Manager and the Director Of Operations as may be necessary to assist the Association in causing the Association, unit owners and occupants of the units, and contractors of owners and the Association to comply with the Declaration of Condominium and the Articles of Incorporation and By-Laws of the Association, and the applicable rules and regulations of the Association, in conjunction with the operation of common property.
Advise Management of any continuing infraction for further disposition by Management and Board of Directors as may be required.
Communication:
The Maintenance Person is to be directed by the Upper Managment/Maintenance Supervisor and should be available by radio or cell phone at all times for emergencies unless otherwise notified by management in advance. Be available for emergencies by means of a radio and/or cell phone.
Purchase Authority:
The Maintenance Person must have the approval of the Maintenance Supervisor and/or Property manager and/or Director of Operations for the purchase of all non-reoccurring, non-budgeted supplies, service and materials required in the performance of duties.
General:
The Maintenance Person will maintain a daily time log of activities. He/She is not to leave the premises during work hours (except for Lunch or break) without advising supervisor and logging such departure and return within the payroll system.
Holidays, vacation, personal days, etc. are to be taken in compliance with the employee handbook as may be revised from time to time.
It is understood that, from time to time, individual residents may request personal maintenance services in their unit of the Maintenance Staff. Any use of Maintenance Staff time during duty hours without a proper work order from the office or use of Association materials for personal maintenance services for an owner’s unit shall be cause for immediate dismissal.
The Maintenance Staff shall not perform personal services prior to successful completion of the trial period, which would result in a conflict with his responsibilities to the Association. Such action would be cause for immediate dismissal.
Prior to any work for a unit owner after duty hours, Maintenance Staff shall change out of Association uniforms.
The Maintenance Person will ensure adherence to the aforementioned policies.
