Job Description
Performs routine maintenance service and repairs in the areas of plumbing, carpentry, painting, drywall repairs, small machine servicing, electrical, or landscaping. Is knowledgeable in the procedures and safety measures in area(s) of specialty. Requires 2 years of experience in the field or in a related area. Has knowledge of commonly-used concepts, practices, and procedures within a particular field. Relies on instructions and pre-established guidelines to perform the functions of the job. Works under limited supervision and is service orientated. Primary job functions may require exercising independent judgment and pride in workmanship. Works a full or part time schedule as required. Able to work in a professional manner, is able to maintain a safe, drug and alcohol free work environment.
**This particular position will require being cross trained on exterior and interior projects.
Duties and Responsibilities
a) Property Maintenance – perform routine building maintenance services required to ensure the useful life of materials, building cleaning, door lubrication and small repairs, painting, caulking, stucco repairs, golf carts servicing, roof maintenance, assist with trash services.
b) Common Elements – Oversee the common elements cleaning schedule including checking and pick up of trash about the property daily.
c) Elevator operations, ability to perform routine cleaning lubrication and scheduled inhouse maintenance. Ability to learn rescue techniques for assisting trapped patron if required.
d) Pool/Spa Care – Ability to assist in the service of pool maintenance, monitor and control all chemical readings daily and log on report sheet, assist in the daily vacuum, care, and cleaning of pool, spa and area. Assist in the coordination the ordering of supplies and repairs as necessary.
e) Units interior maintenance - Assist in handling of unit interior repair tickets for rental units daily. Log job time and complete work orders. Communicate and/or coordinate outside services, costs if necessary with Supervisor or as requested by Rental Office.
f) HVAC – Trouble shoot HVAC operations in units, coordinate service and repairs for unit owners if required.
g) Daily Projects – As coordinated and required by Buildings and Grounds Supervisor. Perform other building maintenance or landscape duties and activities as required by Supervisor.
h) Landscape Maintenance – Assist in additional landscape maintenance when required, irrigation, system repairs and notices. Communicate regularly with Buildings and Grounds Supervisor on the status of the ground needs and irrigation system repair needs.
