POSITION SUMMARY:
Responsible for general custodial duties of Town Buildings and Grounds, both interior and exterior. Represented by the Guilford Employee Association (GEA).
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Works with considerable independence in performing the overall evening custodial duties of the Town Hall and other Town Buildings under the general direction of the Facilities Manager and/or the Assistant Facilities Coordinator.
- Uses and operates and iPad to receive and respond to Work Orders via the Veoci system.
- Responsible for vacuuming, sweeping, dust mopping all floors, stairs, and carpeting; dusting all furniture, counters, file cabinets, ledges and sills, performing general office cleaning.
- Performs minor plumbing, electrical, carpentry, masonry, painting, and grounds maintenance.
- Locks and unlocks Town Hall and other Town buildings and performs duties related to the care, maintenance and security of buildings including provisions of safety and convenience of occupants.
- Collects rubbish and recycling from individual offices and places in respective containers for disposal.
- Cleans and sanitizes all restrooms and drinking fountains.
- Set ups and break down tables, chairs, equipment, etc. for meetings and events.
- Operates and maintains heating, venting, and air conditioning system, including checking thermostats and monitoring energy usage in the building.
- Receives and stores supplies.
- Maintains inventory of cleaning supplies and makes requisitions, as needed.
- Operates hand and power equipment such as floor scrubbers, buffers, and sidewalk concrete scarifiers.
- Follows all applicable safety procedures and regulations, including maintaining inventory of all Safety Data Sheets (SDS) and properly labeling all chemicals.
- Assists external contractors as necessary.
- Orders, purchases, and/or transports supplies to Town Buildings.
- Required to, at times, handle multiple responsibilities.
- Responds to off-hour emergency calls for building maintenance, as necessary.
- Works a flexible schedule when necessary, which may include an occasional weekend shift.
- Complies with all proper safety procedures and regulations and ensures that everyone in the department follows proper safety procedures and regulations.
- Treats other employees, and any others with whom there is contact, with courtesy, respect and professionalism.
- Performs other duties as may be assigned.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Knowledge of materials, methods, tools, and equipment used in building janitorial work.
- Knowledge of heating, plumbing, and electrical systems.
- Knowledge of methods, materials and practices for the upkeep of buildings and grounds.
- Skills in operating power tools and equipment.
- Ability to pass a Human Performance Evaluation (HPE) prior to employment and after any on-the-job or off-the-job injuries.
- Ability to learn and use the Veoci software system.
- Ability to operate heating, ventilating, and air conditioning system.
- Ability to operate building alarm system.
- Ability to plan work and schedule tasks, including working flexible hours.
- Ability to climb ladders, bend and crawl in order to inspect building mechanicals.
- Ability to follow oral and written instructions.
- Ability to comply with all applicable federal, state, and local safety and health regulations that would apply to this job.
- Ability to meet and serve the public pleasantly, tactfully and informatively.
- Ability to establish and maintain effective working relationships with superiors and colleagues.
- Ability to treat other employees, and those with whom they come into contact, including the public, with courtesy, respect and professionalism.
PHYSICAL DEMANDS:
In addition to the knowledge, skills, and abilities listed above, there is considerable physical effort required in walking, standing, and climbing while performing duties, under varied conditions, including some disagreeable factors such as climatic conditions, dirt and dust, exposure to normal construction hazards and fumes while performing maintenance and/or custodial work.
While performing the duties of this job, the employee is required to stand; walk; sit; use hands to finger, handle or feel objects, or controls; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The employee must occasionally lift and/or move up to eighty (80) pounds.
EDUCATION AND EXPERIENCE:
High school graduation or equivalent and at least one (1) year of employment in building care or and cleaning, or an equivalent combination of education and experience.
Valid Connecticut Motor Vehicle Operator’s License.
