AUBURN HOUSING AUTHORITY
BUILDING CUSTODIAN
REPORTS TO : Maintenance Forman
SUPERVISES: None
PURPOSE: To provide custodial services for all Authority owned and managed buildings and offices in such a manner as to ensure safe and sanitary conditions for our residents and staff.
I. ESSENTIAL TASKS OF THE POSITION
1. Keeps in an orderly and clean condition, the boiler rooms, storage areas, trash rooms, administration offices, community rooms, bathrooms, laundry rooms and all other common areas of the building.
2. Sweeps vacuums and mops common areas, hallways and stairs.
3. Wash windows in the administration offices, corridors and community rooms as needed.
4. Notifies management concerning need for repairs to lighting, heating and ventilations equipment.
5. Responds to emergencies and participates in the on-call rotation for weekend and after-hours duty with other maintenance personnel.
6. Performs snow removal, sanding and ice control tasks as needed.
7. Removes rubbish and performs general cleaning of administrative common areas.
II. SECONDARY POSITION TASKS
1. Completes minor work order generated repairs.
2. Performs other duties as assigned.
III. POSITION REQUIREMENTS AND QUALIFICATIONS
1. Education Level: a. High school diploma or GED required
2. Experience in Related Field: a. A minimum of two years custodial experience. b. Experience in public housing or subsidized housing preferred.
3. Pre-Employment Physical: a. Ability to pass pre-employment physical testing as designated by the housing authority.

4. Unique Expertise/Certifications/Registrations: a. Maine driver’s license unrestricted except for corrective lenses. b. Ability to maintain and enforce confidentiality in all assignments. c. Ability to work harmoniously with other agency personnel. d. Ability to relate to and interact with elderly and family residents in and low- and moderate-income housing setting. e. Ability to be flexible and perform work under pressure and in emergency situations. f. Ability to work safely in all aspects of departmental operations.
IV. WORKING CONDITIONS:
1. Environmental Parameters: a. Ability to work in a public housing environment in all weather conditions (hot, cold, humid, dry and wet, etc.) b. Ability to work on roofs, ladders, in crawlspaces and confined spaces. c. Moderate possibility of exposure to toxins, hazardous materials, electrical and mechanical hazards and loud noises.
2. Physical Demands: a. Strength: ability to lift up to 50 pounds. b. Ability to lift, carry, push, pull or otherwise move an object. Work involves walking, standing and driving for brief periods of time. c. May stand or walk for up to seven and a half hours a day. d. Ability to climb stairs up to six floors carrying equipment and supplies. e. Ability to work from ladders reaching both upward and outward. f. May work on slippery or uneven surfaces and in noisy conditions. g. Ability to bend, stoop and move in constricted areas. h. Often moves heavy objects such as stoves, refrigerators and furniture. i. Twisting: Frequent twisting. j. Bending: Frequent bending. k. Squat/kneel: 2-3 hours a day. l. Endurance: Moderate energy requirements. m. Visual depth: Moderate depth perception required. n. Near vision: Clarity of vision at 20 inches or less. o. Mid-range vision: Clarity of vision at distance of more than 20 inches and less than 20 feet. p. Long-range vision: Clarity of vision average for greater than 20 feet. q. Motor coordination: Ability to accurately reach, feel or handle

equipment used in daily routine. r. Finger dexterity: Ability to pick, pinch or otherwise work with fingers to operate equipment used in daily routine. s. Manual dexterity: Ability to seize, hold, grasps, turn or otherwise work with hands to operate equipment used in daily routine.
V. WORK SCHEDULE
1. Ability to work 37.5 hours per week non-exempt position with overtime hours as needed
2. Must have the ability to be on call 24 hours a day seven days a week including holidays on a rotating basis.

VII. NOTICE REQUIREMENTS
1. In the event the building custodian resigns, he/she shall notify the
Maintenance Director at least 10 ten work days before such resignation shall take effect.
