Assistant Facility Manager(Commercial / Healthcare Facility)

Location: 4500 San Pablo Road S, Jacksonville, Florida 32224 (Applicants should factor in their commute times as well as their ability to respond to on-call emergencies as needed.)

Pay Range: $40K - $50K a year – based on experience

Fast-paced growing Property Management and Construction firm seeking a great person with a positive and energetic attitude who is ready to pursue a career in Facility Management.The Assistant Facility Manager must be a highly motivated individual with mechanical aptitude who is ready to learn and grow. This role will be reporting to and working in conjunction with the Facility Manager. The position is a full-time day shift with alternating on-call requirements. The typical work schedule is Monday through Friday with a 40-hour week, with various working schedules of 7:00 AM through 5:00 PM. Occasional night or weekend work is required to complete HVAC preventative maintenance, generator testing, or other repair projects. The Assistant Facility Manager will manage day-to-day building preventative maintenance, repair, and cleaning. The Assistant Facility Manager will be supervising the work performed by subcontractors.Responsibilities include but are not limited to: The “hands-on” Assistant Facility Manager will be responsible for the maintenance and repair of facility equipment and systems including HVAC, electrical, lighting, plumbing, painting, pest control, etc.

Responsibilities Included But Are Not Limited To:

Inspect the facility to confirm proper janitorial performance and communicate with the cleaning crew as necessary. Assist with facility cleaning as necessary.
Read and view manuals, websites, and instructional videos to research equipment, parts lists, faults codes, and repair processes. Learn and apply new concepts.
Use careful thought, facts, and mechanical aptitude to determine root causes and create solutions.
Read and understand blueprints
Communicate effectively, and professionally with subcontractors and review their work
Communicate effectively, and professionally with tenants and maintain a good customer service perspective
Maintain a clean and organized work environment
Maintain a safe work environment
Maintain the required company uniform and a professional appearance and attitude
Complete inspection reports and write procedures
Manage assigned projects thoroughly from recognizing a problem, determining the root cause, proposing, and implementing a solution, cleaning the workspace, putting the tools away properly, and monitoring the solution to confirm performance.
Assist with emergency situations

Knowledge & Skill Requirements:

Formal education in a technical trade or working experience in commercial or residential construction or repair. HVAC knowledge preferred.
Must have mechanical aptitude and a desire to determine how systems work.
Ability to lift 50 lbs., use ladders up to 30 feet, work in confined spaces, use a backpack vacuum, and use hand tools and equipment.
Have excellent communication skills in English, both oral and written
Ability to work independently using judgment and discretion to complete job duties, projects, and assignments.
Must possess a high level of interpersonal and human relations skills; ability to interact appropriately with a wide variety of personality types.
